The parcel record says Carmel is an eighties and nineties town rather than a new one. Of the 29,473 single family houses inside the city limits with a recorded year built, 11,864 went up between 1980 and 1999, and the median unit dates to 1995. That single number drives most of the work we do here. It means openings finished with a drywall return and no casing at all, two story foyer and great room glass with a half round transom over it, and usable mounting depth that changes from one window to the next inside one house. We measure for that instead of assuming it, and you hear what the opening will actually take before you pick a fabric.

Specialty shapes are where the measure gets interesting. Arches, angles, trapezoids over a stairwell, circles. Most of them can be templated, and most of them end up as a fixed shutter or a stationary panel because a curved opening can't track a moving shade. We'll tell you at the measure whether the shape you have in Carmel is operable or decorative, since that's usually the deciding factor.

Fade is the thing people get wrong in both directions. NFRC attributes roughly 40 to 60 percent of fading damage to ultraviolet, with the rest coming from visible light and heat. Most of what we quote in Carmel is a whole house rather than one room, and the parcel data explains why. 65.9% of Carmel's single family parcels carry 3,000 square feet or more of assessor recorded floor area and 71.7% are recorded at two stories or more, both the highest shares among the Hamilton County towns we work in. A house like that runs somewhere around 18 to 30 openings, and the estate sections push past 40. So we plan the order as one job with one dye lot, one hardware finish and one control type, then phase the install by floor if you would rather not have every room open at once.

There is no single Carmel playbook, because the city holds five construction eras at once. Just 216 single family houses predate 1940 and nearly all of them sit in Home Place or the original plat near Range Line Road. Another 6,991 date from 1940 to 1979, which is shallow jamb country. The 1980 to 1999 group is the largest at 11,864 houses. Only 1,351, about 4.6% of the stock, went up in 2020 or later, because Carmel is close to built out and grows by infill now. A measure in a 1974 tri level and a measure in a 2024 rebuild two miles away are different jobs, and we treat them that way.

We measure the drywall return

The 11,864 Carmel houses built between 1980 and 1999 are full of openings that were finished with a drywall return and never cased. There is no flat jamb to trust, and the depth the drywaller left varies from the kitchen to the primary bedroom inside one house. We check mounting depth at every opening against the cassette or headrail depth of the line you have chosen, then tell you which openings can hold an inside mount and which ones cannot.

One house, one dye lot

When 65.9% of the local stock runs 3,000 square feet or larger, a room at a time approach catches up with you. Fabric is dyed in lots, and a shade ordered next spring for the two windows you skipped may not match the six you did. We would rather order the whole room at once, or write the remainder into the quote as a known risk, than let you find the difference in afternoon daylight.

The west wall gets its own answer

Carmel's arterial grid runs on true section lines, Range Line through Shelborne north to south and 96th through 146th east to west, so subdivision streets land close to cardinal orientation and a lot of rear elevations face due west. Add golf frontage at Brookshire or Crooked Stick West and nothing stands between that glass and a July afternoon. West rooms get an openness factor chosen against the actual view rather than the same fabric as the north side.

The failure modes come first

Anyone can tell you custom fits better. Fewer people tell you that an inside mounted blackout fabric still leaves a light gap down each side, that hardwood moves in a Carmel bathroom across a four month muggy season, or that motorized batteries are a recurring cost rather than a one off. You hear all of that at the measure, in writing, while the specification can still change. It is cheaper for both of us than a callback.

Straight answers to the questions Carmel homeowners ask most.

No. The measure and the written quote are free, and there is a practical reason beyond the sales one. In the 11,864 Carmel houses built from 1980 to 1999, usable mounting depth is whatever the drywall return left, and it varies opening to opening inside one house. Nobody can quote that from a phone call or a photograph. We measure three widths and three heights per opening, check the diagonal, and confirm depth against the specific product line, then price it. You get the numbers and the mounting recommendation in writing whether or not you order.
We would rather not, and it is arithmetic more than policy. Custom product is cut to a factory deduction, typically a sixteenth of an inch per side, so a width taken at one point on a settled 1970s Carmel opening will bind on one side or show a wedge of daylight on the other. Roughly a quarter of the city's single family stock, 6,991 houses, dates from 1940 to 1979 and should be treated as out of square by default. A shade cut to a bad number is not a warranty item. It is a remake, at somebody's cost.
Custom fabrication is typically two to five weeks from an approved order, and that is fabrication time rather than a scheduling backlog. Specialty shapes, motorized configurations and anything carrying a commercial submittal run longer. Nothing in this trade is an emergency, so the honest pressure is a date you are working back from: a holiday, a move in, a listing photograph. Tell us the date at the measure and you hear whether it works before you pay a deposit. Service work is different. A restring, a cord lock, a tilt gear or a dead battery wand needs no fabrication and moves quickly.
That assembly is close to standard on Carmel's 1990s elevations: a two story foyer with a half round or elliptical head over the entry, often with a palladian group in the front gable above the garage. Two things decide the answer. Access comes first, which means a ladder on some houses and a mast lift or scaffold on others, and that gets settled at the measure rather than on install day. Operation comes second, because nobody is pulling a cord at that height for the next fifteen years. Motorized lift with travel limits set at installation is usually the sane specification up there.
Not on its own inside the opening, and this is the most common expectation failure in the trade. Blackout describes the fabric, not the installation. An inside mounted roller leaves a light gap at each side by design: Lutron publishes three quarters of an inch per side on its Roller 20 and 64 systems, with a standard factory deduction of a sixteenth per side. Real room darkening needs an outside mount, side channels or a light blocking pocket. Shades 120 inches and taller, or with a height to width ratio of four to one or greater, get larger gaps still. The number goes in writing before you order.
Bathrooms, kitchens, laundry rooms and any unconditioned sunroom. Carmel runs a muggy season from about 25 May to 22 September and then a dry heated winter, and that swing moves wood. Hardwood shutter louvers and stiles cup, bow and twist across those cycles, joints open, and painted finishes check at the joints first. Composite and poly shutter material and faux wood blind slats hold their shape through the same swing, which is why we specify by room rather than by budget. Hardwood earns its place in a conditioned living room or study, where it looks better and stays flat.
Bigger than most people expect, because the houses are big. 65.9% of Carmel's single family parcels carry 3,000 square feet or more and 71.7% are recorded at two stories or more, so a normal order here is 18 to 30 openings and an estate section can run 30 to 45. We measure the whole house in one visit, order it as one order so the dye lot and hardware finish match, and phase the install by floor if you do not want every room open at once. Skipping a few windows to save money now is the decision most likely to cause a matching problem later.
They have a defensible case here that they would not have in a mild climate. January averages a 36.1F high and a 20.9F low in this area across a cold season of about three months, and DOE and Oak Ridge National Laboratory testing measured cellular shades saving up to 20% of heating energy and up to 15% of total heating and cooling energy against a bare window. Those are measured test results, not a prediction for your house, and we will not turn them into a dollar figure. Double cell buys more than single cell. The tradeoff is stack height and a little more depth at the headrail.
Order of operations matters. The most effective interior product is a solar shade with an openness factor chosen against your view: 1% and 3% cut the most glare and the most view, 5% is the usual compromise, 10% keeps the view and cuts the least. If the glass is a two story wall, expect a split into two shades rather than one long headrail, which sags. Where the load is genuinely brutal, and on a west rear elevation with fairway frontage or a young lot it can be, the honest answer is exterior. An exterior screen or a retractable awning stops the energy before the glass.
Ask your own association, and be careful with what you are told secondhand. We could not find a recorded covenant or published architectural guideline for any named Carmel subdivision requiring a particular color or finish on street facing window coverings, so we will not tell you one exists. What is documented is that the Village of WestClay Owners Association describes its purpose as protecting the architectural integrity of the community, and that reporting on the neighborhood's 25th anniversary describes unusually strict architectural requirements. If your documents do carry a rule, bring it to the measure and we specify to it.
All of it: 46032 and 46033 through the older core and the east side, 46074 out toward Shelborne and the Westfield line, 46280 and 46290 at the south end around Home Place and the Meridian corridor, plus 46082. One local caution is worth knowing before anyone routes by postcode. The Cool Creek Circle plat carries a Carmel identity but sits inside Westfield corporate limits in the county parcel record, so the mailing address and the city line do not always agree up there. It changes nothing about the measure. It occasionally changes which municipality or school somebody quotes at you.
It changes the exposure math and sometimes the privacy math. Brookshire wraps the only public course the City of Carmel owns, and Crooked Stick West and the Woodland Golf Club plats have their own frontage, so those rear elevations have a long unobstructed fetch with no neighboring structure to shade them. West and south fairway walls take full load, which pushes toward a lower openness factor or an exterior product. Privacy runs the other way: on a public course there is foot traffic behind you at eye level, so bottom up operation or a shade you can hold at sill height is worth pricing.
Batteries, and nobody should hear it after the sale. Hunter Douglas states PowerView battery life is about one year depending on shade size, configuration and use, and an alkaline wand takes eight to twelve AA cells. Some lines want lithium instead. On a Carmel house with thirty openings that is a recurring cost and a recurring afternoon of work, so we quote it up front and talk about rechargeable wands, trickle charge or hardwired supply where it is practical. The second issue is radio path. Masonry and foil faced insulation drop shades off the network, so repeaters belong in the quote rather than in a callback.
You can, and plenty of Carmel jobs run that way. What goes in writing is that fabric is dyed in lots and a later order may not match, even in the same product and the same color name. Hardware finishes drift between production runs too, which shows on a house where phase one went in during spring and phase two in autumn. The safer version is to order a whole room now even if you install it in stages, or to accept the difference in advance for rooms that never see each other. Often not, and it is worth knowing before you fall for a product. Carmel has 6,991 single family houses built between 1940 and 1979, and that stock runs shallow at the stop. Cassette, roller tube and headrail depth all differ by line, so an opening that takes one manufacturer's cellular headrail will not take another's. Where the depth is not there, an outside mount on the casing is not a downgrade. It covers the light gap, it hides an out of square opening, and on a picture window with flanking units it usually looks more deliberate than a tight inside fit.
Later than you think for the order, earlier than you think for the conversation. Treatments go in after paint, trim and flooring, so the order cannot be finalized until the openings are finished and measurable, but two to five weeks of fabrication means the customer who calls at the end lives with bare glass past move in. Carmel issued 151 single family permits in the first half of 2025, the fewest of the four Hamilton County cities, so most new work here is infill or a rebuild on an established street. Talk to us at drywall stage and measure after trim.
Yes, and it is a different specification process. Control height gets verified against ADA section 308 reach ranges and the five pound force limit in section 309.4 before a control type is chosen, and we confirm whether the occupancy requires NFPA 701 flame propagation tested fabric under the Indiana Fire Code, then get that documentation into the submittal. Carmel has real commercial glass to work with: storefronts in the Arts and Design District, the office corridor along US 31 and Meridian, and the mixed use frontage at Carmel City Center. Installs get phased around operating hours rather than around ours.
Sometimes not, and we will say so. National figures put stock shades at roughly $60 to $600 per window and custom at roughly $250 to $2,600. For a rental unit, a basement or a room nobody uses, stock is a rational purchase. Custom earns its money where the opening is not square, which describes most of Carmel's pre-1980 stock, or is not a stock size, which describes most mulled great room banks, and where a large house needs one fabric and one hardware finish to read consistently from room to room. Buy custom for the problem rather than for the label.
The governing product standard is ANSI/WCMA A100.1-2022, and products conform to it. A company does not get certified to it, and we will not tell you otherwise. The practical version is that we default to cordless lift or motorized operation in bedrooms and play spaces, and where a continuous cord loop is the right operator, a chain tensioner is fitted and fastened to the wall. That tensioner is a required safety device rather than a trim piece. Inner cord non compliance is a substantial product hazard by rule under 16 CFR 1120.3, which is worth knowing if you are weighing older product already in the house.
Yes, and it is not optional. The Indiana Home Improvement Contract Act, Indiana Code 24-5-11, applies to residential home improvement work over $150, which is essentially every job in this trade. It carries your name and the property address, the contractor's name and address, a reasonably detailed description of the work, the dates and the total price. Ours also carries the mount type per opening, the stated light gap wherever an inside mount is going in, the openness factor on solar fabric, and the battery arrangement on anything motorized. Money is a deposit and a balance on completion, nothing more complicated.
It rules out some fabric and some mounting choices, and it is better discussed at the measure than in February. Winter condensation on the glass wicks into fabric hems and into the cells of a cellular shade, and it is worst behind blackout linings, behind tight side channels, and in bathrooms and kitchens. The symptoms are dark spotting along the bottom rail, staining on the room side and a musty smell. In a room that already sweats we would rather mount outside the opening to keep fabric off the glass, choose a material that tolerates the moisture, or both.
It is a different job rather than a harder sale. Only 216 single family houses in the whole city predate 1940, and most of them sit in Home Place or the original plat near Range Line Road, so we do not see them weekly and we do not treat them as routine. Expect narrow flat casing, plaster returns with no casing at all in some rooms, a jamb that measures differently at the top, the middle and the bottom, and added storm panels that eat mounting depth. Three point measurement is not a best practice on these houses. It is the only way to get the number right.
Usually, and it is honest to say where that stops. A restring, a cord lock, a tilt gear, a broken ladder string, a chain tensioner or a dead battery wand is a parts and labor job with no fabrication behind it, so it moves quickly. Where it stops is discontinued product. If the manufacturer no longer makes that headrail or vane profile, there is nothing to fit, and the sensible answer is to replace the one unit or the room rather than chase a part. Cordless spring tension failure, where the shade creeps down on its own, is the item we see most often.
You hear it at the measure, with the number. We run a diagonal check on every opening, and where the deviation runs beyond what the product line tolerates, we convert that opening to an outside mount and explain what changes: the treatment sits on the casing or the wall, it covers more trim, and the stack sits above the opening rather than inside it. What we will not do is order an inside mount against a bad diagonal and hand you a wedge of daylight down one side. On Carmel's 1940 to 1979 stock that conversion is common rather than exceptional.

Indiana Weather Affects Window Treatments Year Round

Indiana sees some of the most varied weather in the country. Carmel homeowners live in IECC climate zone 5A, which carries a real cooling load in summer and a real heating load in winter. July averages a high near 85F, January averages a high near 36F with lows near 21F, and the muggy season runs from late May into late September. That is why the same window can be the hottest room in the house in July and the coldest in January.

The hot season runs about 3.9 months and July carries 16.6 muggy days on the Indianapolis record. On a west rear elevation with fairway frontage or a young lot, the complaint is glare and heat from four o'clock onward. Solar fabric with a stated openness factor, an exterior shade or an awning addresses the load. Interior blackout fabric handles the glare but far less of the heat, because the energy is already through the glass by then.

Four muggy months, then dry heat

A muggy season running late May to late September followed by a dry heated winter puts real dimensional movement into wood. That is the honest reason we specify composite or poly shutters and faux wood blinds in Carmel bathrooms, kitchens, laundry rooms and unconditioned sunrooms, and keep hardwood in rooms that stay conditioned. Hardwood louvers and stiles cup and twist across that swing, and the joints show it before the finish does.

A tighter weave. The room goes dimmer and the view drops back to an outline. Choose it where the sun is the problem and the view is second, which around here usually means a west wall in July. That's a common call on this side of Indianapolis.

Light still arrives around the edges on an inside mount, so a room darkening shade gives you a dim room rather than a dark one. If someone in the house sleeps during the day, say so at the measure and we'll scope it differently.

Lutron publishes an inside-mount light gap of about 3/4 inch per side on its Roller 20 and 64 shades, along with a standard factory deduction of 1/16 inch per side, and shades over 120 inches tall or past a 4:1 height-to-width ratio get larger gaps than that.

So if you need a genuinely dark bedroom, that gap has to be dealt with on purpose, either with side channels or by going outside mount. We tell you which one your opening can carry while we're still standing in the room.

One maker's room darkening can behave like another maker's light filtering, which is why the sample books come to the measure and get opened in the room they're going in, at the hour that room has the problem.

The Village of WestClay is a traditional neighborhood development of roughly 760 acres and about 1,840 residences in far west Carmel, opened with a two week home show in July 2000 and still adding units. County parcels under the plat family record construction in 1999 and in every year from 2000 through 2025, plus one 1987 house that predates the community, so a 2003 rowhouse and a 2024 estate house carry the same subdivision name. More than a thousand houses are built in Federal, Italianate, Greek Revival, Gothic Revival and Tudor styles, and 261 parcels are recorded at three stories, the highest three story share of any Carmel neighborhood. Brookshire is Carmel's defining 1970s neighborhood: 943 houses across seven recorded plats wrapped around Brookshire Golf Club, which opened on 25 June 1971 to a Bill Diddel design and was bought by the City of Carmel in 2006 as its only public course. Hughey Construction Company began developing in 1970 after buying the land in 1967, and the parcel record runs from a 1946 farmhouse through continuous building in 1970 to 1989 with a final 1993 house, 22 distinct construction years in all. The developer built into the existing topography instead of leveling it, laying out wide curving streets and cul de sacs, which is why the canopy here is genuinely fifty years old rather than nursery planted. Cool Creek North, Cool Creek Estates and Cool Creek Circle are three adjoining plats east of Range Line Road along Cool Creek, 751 houses in total with parcel records covering 26 distinct construction years: one 1960 house, then continuous building from 1965 through 1988, plus 1990. Together they hold the oldest suburban canopy in Carmel outside Home Place. Lots run 0.29 to 3.15 acres and sit densest between 0.33 and 0.50, roughly double a Village of WestClay lot. One detail matters before anyone routes a job by postcode: Cool Creek Circle, the oldest of the three, sits inside Westfield corporate limits in the county parcel record even though the identity is thoroughly Carmel. Home Place is the oldest continuously built residential fabric in Carmel and the only part of the city where one block routinely mixes 1915 bungalows with brand new custom houses. County parcel records for the Home Place plat span 1900 to 2025, 57 distinct construction years, the widest range of any Carmel neighborhood. It sits on a small rectilinear grid around 106th Street and College Avenue at Carmel's southern edge against the Indianapolis line, unincorporated for most of its life before Carmel annexed it, and residents still call it Home Place rather than Carmel. Jackson's Grant is a roughly 300-acre master planned community west of Spring Mill Road between 116th and 126th, developed by Republic Development with about 85 acres kept as green space including standing woodland along the Williams Creek ravines. County parcels record 381 houses with recorded floor area, built in every year from 2016 through 2025 plus two legacy farmhouses recorded in 1938 and 1988. Assessed values run $200,100 to $2,918,500 with the middle of the distinct value distribution near $1,050,000, the highest of any Carmel community in this set apart from Bridlebourne. Springmill Ponds is 229 houses on the Spring Mill Road corridor in west Carmel, and the parcel record makes it the most uniform neighborhood in this set: six construction years only, 1991 through 1995 plus a single 2000 parcel, and every one of the 229 parcels recorded at two stories. Not one ranch. Recorded floor area runs 2,710 to 5,813 square feet and assessed values run $508,700 to $867,000, a 1.7 times spread that is the narrowest band of any Carmel community here. Claridge Farm is a compact plat off 116th Street in west Carmel, between Ditch Road and Spring Mill and close to the Crooked Stick land. Its 219 houses were built across nine consecutive years, 1990 through 1998, with no gaps and nothing recorded since, which makes it a completely closed build out with no new construction section to complicate the schedule. Recorded floor area runs 3,600 to 7,823 square feet, and the smallest house here is larger than the median house in most of Carmel. 209 of the 219 parcels are recorded at two stories.
