The parcel record for the Home Place plat starts with a house recorded in 1900, then 1914 to 1917, then essentially every decade to the present, with new construction recorded in 2022, 2024 and 2025. Fifty seven distinct construction years is the widest span of any Carmel neighborhood by a long way, and it is a direct result of the city being close to built out: Carmel issued 151 single family permits in the first half of 2025, the fewest of the four Hamilton County cities, and its growth now comes from teardown and infill rather than from new ground.

The stock is overwhelmingly single story, 135 of 161 parcels, with only 18 recorded at two stories, and most of those two story records are new custom houses on old lots. Styles run from 1910s and 1920s bungalow and American Foursquare through post war minimal traditional and 1950s and 1960s ranch to 2015-onward custom infill in modern farmhouse and transitional idioms. Assessed values run $16,700 to $1,428,100 with the middle of the distinct value distribution near $206,000.

Two centuries of casing on one block

On the old stock, expect tall narrow openings with high sills, front porch window banks, occasional leaded or divided light transoms, and storm panel build ups that reduce mounting depth. On the new stock, expect black framed grid detailing in the upper sections, oversized rear sliding doors, and the occasional two story stair window. Great room glass exists only on the post-2015 infill. Nothing built here before 1970 has it, so on the older houses the tall glass conversation is about a stairwell or a porch bank instead.

Squareness is the dividing line. A century of settling on the old houses means real racking in some openings, and three point measurement is not a nicety there, it is the only way to get a usable number. The new houses measure square and deep. The practical consequence is that we quote Home Place jobs opening by opening rather than by the room, and we photograph existing conditions on the older houses before anything is removed, because the casing is often part of what makes the house worth living in.

What we specify on each side of the street

There are two answers here and they are chosen by the age of the house rather than by taste. On the older stock the priorities are respecting the casing, working around lost depth, and getting a straight line out of an opening that has moved. On the new infill the priorities are mounting where there is no jamb and reaching glass that is taller than a person. We price them completely differently, and we say which one your house is at the measure.

Streets, landmarks and schools

The streets are a numbered and named grid rather than a subdivision network: 105th, 106th and 107th running east and west, with College, Cornell, Bellefontaine, Jessup and McPherson running north and south. The 106th Street and College Avenue crossroads is the center of the district, with the Monon Greenway a few blocks west and the Home Place business district on the corner. Carmel Clay Public Library and Range Line sit to the north, and the Indianapolis city line is immediately south.
