The parcel record for the Crooked Stick Estates and Crooked Stick West plats totals 175 houses with recorded floor area, and the construction history is the story: one 1969 house, a nearly continuous run from 1972 through 1999, then scattered building in 2003, 2008, 2011, 2014, 2016 and 2018 to 2022. Fifty three years of building under two plat names. The houses were predominantly custom built on individually sold lots, and no single production builder was verified for either plat.

119 of the 175 parcels are recorded at two stories, which leaves a real single story and one and a half story presence of about a third, mostly on the older lots. Deeded acreage runs 0.57 to 3.78 with the typical lot between 1.1 and 2.0 acres, by a wide margin the largest standard lot of any Carmel community here apart from Bridlebourne. Every era at once, on fairway lots with nothing shading them

The shapes follow the decade of the house rather than the neighborhood. The 1970s houses give you sliding doors and picture windows and no great room glass at all. The 1990s houses give you palladian and arched heads and two story foyer glass. The 2010s and 2020s houses give you stacking door assemblies, oversized fixed transoms and corner glass. What runs across all three eras is that the fairway elevations carry the largest assemblies, because that is the view every era built toward.

Exposure is where this community is genuinely distinct. Fairway frontage lots have long unobstructed sight lines with no neighboring structure to shade them, so those rear elevations take full western and southern load through a Carmel summer. The non frontage lots at one to two acres have their own mature planted canopy and behave completely differently. Two houses a few hundred feet apart can need opposite fabric decisions, which is why we walk the elevation rather than working from the plat.

How we approach a Crooked Stick West house

There is no community level recommendation here, and offering one would be a red flag. What we do instead is establish the decade of the house first, then the exposure of each elevation, then the mounting condition opening by opening. The two questions that recur regardless of vintage are what happens on the fairway side, where the load is real, and what happens with the tallest glass, where operation and access decide the specification.

Streets, landmarks and schools

Every street is a championship golf course, because the neighborhood wraps the club: Crooked Stick Lane, St Andrews, Prestwick, Pebble Beach, Pinehurst, Torrey Pines, Burning Tree Lane and Tamoshanter Drive. Crooked Stick Golf Club was built in 1964 to a Pete and Alice Dye design and has hosted the 1991 PGA Championship, the 1993 U.S. Women's Open, the 2005 Solheim Cup, the 2009 U.S. Senior Open and the 2012 and 2016 BMW Championship. The plats sit at 116th and Ditch Road, adjoining Claridge Farm.

Associations here

The Crooked Stick Estates and Crooked Stick West plats have subdivision associations, alongside the private Crooked Stick Golf Club, which is a separate body with no role in what goes on your windows. Specific architectural rules were not verified for either plat, and no published covenant text requiring a particular color or finish on window coverings was located here or anywhere else in Hamilton County, so we will not assert one. Given how varied the housing is across 38 construction years, there is also no neighborhood consistency argument to make here of the kind that applies in a plat built out in five years.
